In the unlikely event that there is a problem within the cabin, such as a hot tub malfunction, we will service and restore the amenity as quickly as we can but will not make any rental concession for time without this item. Upon arrival, the hot tub may need several hours to reach optimal temperature. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.


Reservations that are cancelled more than two weeks prior to your stay will receive a 90% refund. Cancellations made within two weeks of your stay will receive a 50% refund. There will be no refunds for cancellations made within 72 hours of your stay.

Requests to change the dates of an existing reservation may only be made up to two weeks prior to your stay. A $40 change fee will apply to all reservation changes. No refund will be granted if the rental rate for the new reservation is less than the original reservation.


You may arrive at your cabin any time after 4:00 PM. Your confirmation letter will include a code to the key lockbox that is mounted next to the front door of your cabin.


Check-out is by 11:00 AM. You are expected to leave the cabin in the condition in which you found it with dishes washed and trash in proper receptacles. Please secure the cabin when departing and place the keys on the kitchen table.


We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon arriving, please let us know right away to avoid any damages being charged to your account.


Special offers and discounts cannot be combined. If your stay qualifies for more than one, you will be offered the discount with the largest savings.

Loyal guests are very important to us and deserve something special, so we offer a 10% discount for all repeat visits. There are no day-of-the- week restrictions with this discount. You will receive this discount beginning with your second stay with us.

If you would like to extend your stay after arriving, then each additional night, up to three, is only $75, if available. This discount is only available after check-in. Holidays are excluded.

Extra Persons

Our rates are based on occupancy of two guests. Additional guests are not permitted.


Discharging firearms of any kind on our property is strictly prohibited.


Holidays are charged the weekend rate and may have minimum stay requirements. Holidays that fall over a weekend have a three day minimum stay requirement.

Hot Tubs

Hot tubs are treated after each stay. Hot tub usage guidelines can be found in the guest binder located in each cabin. Please do not add soaps, dyes, fragrances or bubbles to the water. Doing so will result in a water change fee.


We do not provide daily housekeeping. For longer stays, we may contact you at the cabin to make arrangements to service the hot tub.

Inclement Weather

Our cabins are open year-round. Our private drive is gravel and routinely plowed in winter but can sometimes be slippery. There are no refunds provided due to inclement weather.


WiFi is provided to our guests at no additional charge. The speed should be enough to stream on one device, read email, or post on social media. Instructions to connect to WiFi are posted within each cabin. This amenity, like any amenity, is not guaranteed but we make our best effort to provide the service.

Minimum Age

All guests must be at least 21 years of age. Children are not permitted to stay in these two-person cabins.

Minimum Stay

A two night minimum is required on all stays. When requesting a Thursday/Friday or Saturday/Sunday weekend stay, both nights will be charged at the weekend rate.


Intentionally misrepresenting information (number of guests, age of guests, pets, etc.) on a reservation request with intent to circumvent one or more of our policies could result in the reservation being cancelled. No refunds will be provided. Additional fees could be applied for misrepresentations realized after check-out.

Outdoor Fires

Campfires are only permitted in the fire pits at each cabin. Guests are responsible to ensure that the campfire is completely extinguished when unattended.

Firewood is stacked along the driveway. We make an effort to keep firewood stocked from April through October. We ask that you do not bring your own firewood or purchase firewood from outside Hocking County in order to prevent the spread of destructive insects such as the ash borer beetle. If additional firewood is needed during your stay, it can be purchased locally for a minimal amount.


All reservations are requests. Requests are processed within 48 hours. Full payment is due when the request is processed.

For your convenience, we accept Visa, Master Card, and American Express. The credit card must be in the same name as the person making the reservation. We do not accept checks. Lodging tax and service fee are additional. You will receive a confirmation letter via email once full payment is received.


Pets are not permitted in the Wildwood and Birdsong cabins. With prior approval, one adult pet, weighing less than 45 lbs is permitted in Woodridge. There is an additional pet fee of $35.

Guests are required to pick up and dispose of all outdoor pet waste. Failure to do so will result in additional cleaning fees.


Your privacy is very important to us. In the event of an emergency within the cabin, we make every effort to notify our guests prior to entering a cabin during their stay. Except for longer stays requiring hot tub service, a cabin visit by one of our staff members is unlikely. You will be notified in advance if we need to enter your cabin for a maintenance issue or to treat the hot tub.


Advanced reservations are required. We do accept same day reservations, but we must be contacted first at 1-877-238-4470. We only accept reservations originating from the U.S. or Canada.

Service Fee

The booking system we use to manage reservations charges a 6% service fee for reservations. The service fee is separate from the room rate and lodging tax and has a separate cancellation policy associated with it.

If a reservation is cancelled within 20 days of the initial booking date, 100% of the service fee amount is refunded. If a reservation is cancelled after the initial 20 days, the service fee will not be refunded.


Smoking is not permitted inside any of our cabins.

Text Messaging

By calling or texting 877-238-4470 and/or providing a phone number, customers agree to receive text messages. Text messaging is not used for marketing purposes. If you do not wish to receive text messages, you may opt-out at any time by replying “STOP”.


Guests are not permitted to have visitors during their stay. Registered guests may not exceed the maximum occupancy of the accommodation.
